Luxury housing in Gurugram, Delhi NCR is no longer defined by architecture alone. While glass façades, generous floor plates and skyline views continue to signal status, the conversation around high-end living is shifting toward how a development functions on a daily basis. Increasingly, projects are being designed as managed residential ecosystems—places where hospitality, privacy, wellness and community are woven into the structure of everyday life. The emphasis is moving beyond the apartment itself to the wider environment that supports it: services that anticipate needs, shared spaces that encourage interaction, and infrastructure that simplifies routines.

Located within Central Park Resorts in Sector 48, Gurugram, Belanova enters this conversation as a low-density, hospitality-led residential enclave. Spread across 48 acres, including over 21 acres of central green lawns, the project comprises 124 residences designed for approximately 80 families. Buyers can also expand their spaces by combining two to four units, creating larger private estates within the gated development.

The residences range from approximately 4,328 square feet to 6,583 square feet, with select homes overlooking the central green lawns and others towards the urban landscape. Delivered as bare shells, the apartments allow homeowners to design the interiors independently, bringing in their own architects and designers to shape personalised living spaces. Each residence includes two access-controlled private elevators and a dedicated lift lobby, reinforcing Belanova’s emphasis on privacy and security.

The master plan beyond the units themselves emphasises openness as much as scale. Picture landscaped greens, walkways, and shared outdoor zones that are designed to create breathing space within the development.

The planning also prioritises the separation of residential areas, service infrastructure, and mobility routes, ensuring smooth circulation across the development without disrupting the tranquillity of the living spaces.

Vehicular movement is restricted to the underground tunnel, and pedestrian pathways are carefully organised to maintain safety and reduce noise, while landscaped buffers further soften the noise.

Service Comes Home

A key differentiator is the scale of Belanova’s service infrastructure. More than 100 personnel support a 24/7 concierge and butler-led system structured along the lines of the hospitality industry. From in-residence dining and housekeeping assistance to everyday logistical support, the operational model borrows from luxury hotel protocols while remaining embedded within a residential environment.

This operational backbone is supported by facilities designed at considerable scale. The development incorporates more than 170 amenities organised as part of an integrated network rather than standalone features. A 1,14,000 square feet clubhouse anchors the social core of the development, complemented by 16 themed lounges that cater to interests, ranging from art and music to wellness and informal gatherings.

Dining forms a key part of the clubhouse environment. Restaurants, private dining rooms, outdoor decks, a bar, whiskey lounge, and patisserie create multiple settings for both casual meals and formal hosting.

Recreational facilities include a bowling alley, cue lounge, sports screening lounge, VR gaming area, squash and badminton courts, and a banquet hall for larger gatherings.

Meeting rooms, executive lounges, and conference spaces further extend the clubhouse’s function beyond leisure, enabling residents to host business interactions without leaving the development.

Wellness in its Making

Beyond visible wellbeing features, the architects have also addressed wellness at the structural level. Residences feature controlled indoor AQI systems designed to improve air quality within living spaces, while landscaped areas are planned to help regulate outdoor air conditions.

The wellness infrastructure includes a gym with personal training support, a swimming pool with lounging decks, and a spa equipped with ice baths, salt rooms, and therapy suites. Programmes centred around nutrition, fitness, and preventive health form part of the broader framework, reflecting the growing role of longevityfocused living within residential developments.

Facilities are also designed to support multi-generational households. Dedicated play areas and activity spaces for children sit alongside lounges and wellness areas suited to older residents. Structured support for families with special-needs children is also incorporated into the development’s broader framework.

Pet-friendly infrastructure is another key element of the planning, with designated areas and support facilities intended to accommodate and support residents with pets. A multi-faith lounge— incorporating temple, gurudwara, and church spaces—also forms part of the integrated development.

Beyond the Address

Belanova’s residents also benefit from their location within the larger Central Park ecosystem. Homeowners gain access to the members-only Japanese club on the premises, Club Capri’s residential dining venues, and the developer’s farmhouses in Rajasthan.

A private helipad has also been proposed, subject to regulatory approvals, offering an additional mobility option for residents who frequently travel across cities.

Residents also gain access to the broader lifestyle infrastructure within Central Park Resorts, including curated experiences, hospitality-led services, and recreational spaces that extend beyond their immediate residential cluster.

Within Gurugram’s rapidly evolving real estate landscape, Belanova reflects a broader shift in how luxury housing is being conceived. Increasingly, projects are structured not just around residences, but around layered systems of services, amenities, and shared infrastructure.

In that context, Belanova positions itself less as a standalone residential project and more as a hospitality-led community.
