The property, spanning both on-land and overwater, is anchored to four villas: Knickerbocker Villa, Cesar Balsa Villa, Caroline Astor Estate, and John Jacob Astor Estate. Each villa comes with a private pool, wide terraces, indoor and outdoor bathing spaces, alongside walk-in closets and a living area that opens to the ocean.

The Knickerbocker Villa is a two-bedroom residence set back within landscaped greenery for added privacy. The Cesar Balsa Villa sits directly on the beach with open living and dining areas extending outdoors. The Caroline Astor Estate, designed for families and friends, is a three-bedroom beachfront estate with larger shared areas and comes with a 67-square-metre pool and lounge seating. The John Jacob Astor Estate is the largest overwater villa in the Maldives, featuring three-bedrooms, a 92-square-metre-infinity pool, two plunge pools, a jacuzzi, a gym, a cinema room, a fully equipped kitchen and a spa suite connected to each bedroom. 

The property also offers amenities including a 24/7 butler service, a fitness centre, a business centre, an outdoor infinity pool, a kids club, bicycle rentals, a game room, a convenience store, a hair salon, and a spa.

Beyond the luxurious stay, the resort offers a range of activities. Guests can charter Norma, a private yacht designed for excursions across the Indian Ocean. Designed for up to eight people, the yacht comes with crew, chef, and butler service. The Iridium Spa is one of the largest overwater spas in Maldives and focuses on tailored treatments and incorporates a hydrotherapy focused Blue Hole Pool with heated seawater and whirlpool jets. The property also offers a variety of water sports and excursions including water skiing, snorkeling and scuba diving, that can be arranged through the on-site marine and dive centre.

Dining venues are spread across the island. ALBA serves Mediterranean fare, T.Pan offers an intimate Japanese Kaiseki experience, and Orientale focuses on pan-Asian cuisine.
