Praveen Jain (PJ) : I have spent years working in real estate: first in consultancy and then in land aggregation. Those years taught me how to read land, location, and timing. Destiny played its part, too. The opportunities that came my way gave me the confidence to take on projects. That shift from understanding the industry to helping shape it, is what continues to define my approach.
PJ: When the opportunity to develop on Golf Course Road came our way, the location demanded that we adopt nothing less than the ultra-luxury approach. We believe in giving our customers exactly what they aspire for, and given the ambitious nature of this project that meant rethinking our design, scale, and specifications entirely. It wasn’t a calculated pivot as much as it was responding honestly to what the market and the location asked of us.
PJ: People’s aspirations and the way they think about a home have changed, post the pandemic. Families now expect more from where they live; not just in space but in experience. Today, every project by Tulip reflects that shift. We have lavish clubs, high-end specifications, considered landscaping, and thoughtful amenities. For us, ultra-luxury is simply where the market and customer expectations lie.
PJ: True luxury lies in the details. We have designed the project for zero vehicle movement on the ground level, so residents return home to calm. Elevators open directly into residences for utmost privacy. I am most proud of the sky hub, where three towers connect on the 40th floor: a first-of-its-kind architectural feature in NCR. We also have a 2.5 acre sports club with a driving range and state- of-the-art indoor facilities, along with landscaping.
PJ: Trust—it is the only real currency in this business. We built on even before the Real Estate Regulatory Authority (RERA) made compliance mandatory. This means that funds are not diverted from one project to another, delivery timelines are honoured, and wherever possible, we try to deliver more than what was promised. My being entrusted with the role of NAREDCO National President for a second term only reinforces how seriously the industry takes these values. I carry this responsibility with the same commitment that I bring to my own projects.
PJ: They should look beyond the finishes and amenities on offer. The question to ask is whether the developer has a proven record of delivering what they promise, on time, and without cutting corners.
PJ: We have delivered over 100 acres to date, with the majority of that footprint on the Southern Peripheral Road (SPR) in Gurugram. We have over 11 million square feet under development, including the projects Tulip Crimson and Tulip Melrose. We see SPR as one of the most strategic bets in Gurugram’s growth story, and we intend to be at the forefront of shaping that future
