Located off the Jumeirah coastline, Naïa Island, a private island enclave developed by Shamal Holding, reinterprets luxury through privacy, scale and precision. Offering branded beachfront residences, private villas and expansive estate plots, each is positioned to frame uninterrupted views of the Arabian Gulf and Dubai’s skyline. With a view so serene, it comes as no surprise that the island has now also drawn the attention of Lakshmi Niwas Mittal, the steel magnate and one of the UK’s wealthiest industrialists, who, according to reports, is relocating to this exclusive address.

Located near the Burj Al Arab, Naïa Island will be connected to the mainland via a discreet bridge, ensuring seclusion without compromising proximity to Dubai Marina, Downtown Dubai, and the airport. Low-rise architecture, landscaped promenades and expansive green pockets preserve sweeping sea views and a serene, resort-like ambience. Residents will have access to a private marina, exclusive beach clubs, wellness centres, and fine-dining destinations, all curated to support a fluid indoor-outdoor lifestyle.

At the heart of the island lies the region’s first Cheval Blanc maison. Its suites and pool villas are complemented by spa facilities, fine dining, wellness experiences, and a private marina. The atmosphere is designed for those who value privacy, discretion and elevated living away from the fast pace of the city.

According to media reports, villa prices on the island begin at approximately AED 45 million (around Rs 1,09.3 crore). Buyers are required to submit an Expression of Interest, adhere to a phased payment structure and pay the standard four per cent Dubai Land Department fee, with each acquisition reportedly qualifying for a 10-year UAE Golden Visa.
