This $56 Million London Penthouse Has the Largest Terrace Overlooking Hyde Park

The eighth-floor aerie at the Park Modern is the biggest listing in the Big Smoke so far this year.

If Hyde Park had a front row, this would be it.

A new penthouse has landed atop the Park Modern, a super-prime residential building on Bayswater Road—and at £42 million (roughly $56 million), it’s not only the largest property in London to hit the market so far this year but also features the biggest private terrace of any apartment overlooking the 350-acre greenspace, with uninterrupted natural and skyline views stretching from Kensington Palace to the Shard. 

Set on the eighth floor, the turnkey residence spans nearly 5,600 square feet of lateral living space, with an additional 1,750 square feet of rooftop terrace—a rarity in this part of town, let alone one this expansive. Developed by Fenton Whelan, with architecture by Lee Polisano of PLP Architecture, the Park Modern is part of a £530 million ($680 million) vision for luxury living at the threshold of Hyde Park and Queensway. The building comprises just 55 residences, three of them penthouses.

Interiors take inspiration from the natural palette of Hyde Park. Expect elegant flourishes—Calacatta Vogue marble floors and curved bay windows that extend from floor to ceiling—and a material story that leans heavily on soft greens, blues, and cloudlike neutrals.

The elevator opens directly into a marble-clad entrance hall, accented with custom mirrors and curated artwork. From there, a dramatic double reception room opens to the terrace. The lounge is anchored by twin pendant lights from Apparatus hung low over a chatoyant coffee table, with the only color being a bold yellow lounge chair, a pair of navy Mad Queen armchairs, and the deep green leaves of Hyde Park framed by massive full-height windows.

The adjacent dining room seats 12 beneath sculptural glass pendants, with deep blue velvet chairs ringing a lacquered green table that pops against the skyline. There’s also a grand piano, because of course there is.

The kitchen leans more contemporary—a sleek, functional space with grey Vision marble, Gaggenau and Miele appliances, and three separate seating zones, including a banquette for casual dining. An adjoining family room turns the space into a cozy gathering spot. Elsewhere, you’ll find a study outfitted with green Indian marble, ONVI and Roche Bobois furnishings, and a moody color palette.

A dining table can seat up to 12 guests.

The primary suite is pure indulgence, with an entrance vestibule and a deep green leather bed softened by pendant lighting, abstract art, and layers of luxe textiles. Two walk-in dressing rooms, and a spa-like bathroom complete with a sculptural tub, twin marble basins, and a bookmatched marble walk-in shower complete the sumptuous retreat. There are four additional bedroom suites, all with built-in wardrobes and private baths, plus a guest powder room, a laundry room, and lots of cleverly concealed storage.

Building amenities are commensurate with a premium building and include 24/7 concierge services, valet parking, a private cinema, a salon, and a vast wellness center complete with an 82-foot pool, steam and sauna rooms, a state-of-the-art gym, and spa treatment rooms.

And then there’s the culinary pièce de résistance: a private chef experience courtesy of Jeremy King’s The Park—the elegant brasserie on the Park Modern’s ground floor. Residents can request bespoke meals prepared and served upstairs in the penthouse by King’s team. Breakfast in bed just got a Michelin-worthy upgrade.
